Big names bring Speedway ties to marina revival

Jim france and former track president robin braig look to invigorate old sunset harbor yacht club.

Former Speedway President Robin Braig is now harbor master at the Jim France-owned Coquina Marina in Daytona Beach. France, son of the NASCAR founder, plans to add floating docks and expand capacity to 160 slips, some big enough for major yachts. [News-Journal/Nigel Cook]

The France family? The Frances of NASCAR … in the marina business?

Well, of course. Frankly, it’s more fitting to wonder what took ’em so long.

When NASCAR’s first family, through its International Speedway Corp., entered the retail game with its ongoing One Daytona project, some eyebrows raised.

This new marina project, however, should surprise no one.

“As far back as my memory goes, we had a boat,” says Jim France, 72, youngest son of NASCAR founder Bill France Sr. and younger brother of Bill Jr., who died 10 years ago.

Jim France’s earliest boating memories involve a 38-footer his father acquired from Daytona Boat Works, where Big Bill helped build sub chasers during World War II.

“He ended up trading that boat for some parking property down by the south turn of the old beach course,” says Jim.

But then came a bigger boat. And a bigger boat. Then more, and bigger, boats. Yachts even, as large ocean-cruising vessels became quite a status symbol within the racing community, from the sport’s organizers to team owners to racers themselves. And now, this.

“It’s kinda natural,” Jim France says about the purchase of the former Sunset Harbor Yacht Club, which has become the “Coquina Marina” and has made its docks welcome to the boating public.

Also natural, but in a more roundabout way, is Robin Braig wearing the label of harbor master.

“I grew up on Buckeye Lake in Ohio, was around water all the time. It’s a passion,” says Braig, 60, whose most recent job in this area was a bit more high-profile: From 2002-2010, he was president of Daytona International Speedway.

It’s all a lesson in watching for whatever opportunity the next low tide may expose, and what the next high tide might deliver.

"Great location"

Local businessman Hugh Upton built and opened the Sunset Harbor Yacht Club in 2004 as a private facility. It never gained serious traction, and the 2008 start to the “Great Recession” crippled any chance at economic momentum.

Another local businessman, Gale Lemerand, leased the operation in 2012 but closed shop on the marina and “SW Grill” in 2014. A wedding company — “Crystal Ballroom at Sunset Harbor” — now has a lease, for another two-plus years, to operate on the first and second floors of the main building.

That lease agreement, along with the entire Sunset Harbor property, now belongs to Jim France’s Coquina Development, whose property portfolio includes two properties immediately south of the marina — the old National Guard Armory and the Coquina Office Park, where Jim France built an office building, and where Jim France, it turns out, has his office.

France has always seemed just a half step removed from the hubbub surrounding operation of the family’s racing empire. He’s vice chairman of NASCAR and chairman of the board of International Speedway Corp., and we’re always told he’s so much more involved than it appears, but the public image is another thing.

Highly approachable, cordial, quick with a smile and laugh, quintessentially down to earth, yet there’s the enduring and endearing image of “shy Jim.” His choice of office buildings, away from the daily rush, lends credence to that image.

France spends most workdays at his office on the banks of the Halifax River, not at the large NASCAR/ISC glass building on International Speedway Boulevard. From his fifth-floor window atop the building, he can see across to the ocean, look down to the river, and immediately below and to the left he sees docks and boat slips.

“It’s a great location,” he says.

New beginnings

Robin Braig looks out of his new office and sees a pool, and just beyond, boats. Among them is the 50-foot Ocean Alexander — “Last Lap” — that was once his escape but is now his home. Has been since he sold his Daytona Beach home shortly after an accompanied walk to the Human Resources department at Daytona International Speedway in August 2010.

Braig talks about it all matter-of-factly until remembering those exact moments. That’s when he laughs and laughs hard.

“I thought they were calling me over to the HR office to give me a raise . That’s how good of a job I thought I was doing,” he says as the laughter fades.

Utter shock, he says about the end of his eight-year run, but the next day, he says, “it all made sense to me.”

The parent company, in the darkest days of the national economic flop, was unloading some top salaries, and Braig wasn’t alone. That served as some relief (“You just don’t know … ‘was there something I did wrong?’ ” he says of the initial shock) but didn’t solve the immediate problem.

Here was a big, social, energetic guy in his early 50s, who’d been part of the big-league sports-marketing world for over a quarter-century — he’d headed Anheuser Busch’s sports efforts for 16 years before ISC hired him to run its Phoenix track prior to his Daytona move. And now he had nothing to do.

“I had some offers to get back into sports,” he says. “I just didn’t want to start chasing those ticket sales again. That was the hardest part of the job.”

Nothing on his calendar, but Braig had a boat, which physically took him up and down the coast, but mentally took him back to childhood on Buckeye Lake, where many of his family members, including his parents and sister, worked at the accompanying amusement park (dad was also postmaster and fire chief, mom a school teacher and town mayor).

Braig had nine boats during his childhood on Buckeye Lake, all built or remodeled by his father. But aside from fun with his treasured pooch — Schrader, now gone, is a sad subject best avoided — this new boating adventure hardly had an amusement-park feel.

“I sold my house, threw Schrader on the boat, headed down to Fort Lauderdale,” he says. “I had a base of friends down there. I thought it would be great.

“Before long, I was washing the dog four times a week, washing the boat four times a week. I’d call my friends and say, ‘Let’s go have a drink tonight.’ They’d say, ‘Well, Robin, it’s Tuesday.’ So I’d go by myself. I quickly realized I had to find something to do.”

Soon thereafter, he reconnected with a business acquaintance who needed someone to manage a marina in Delray Beach, and “Robin Braig, Harbor Master” was born.

New opportunities

While Braig was tethering to the docks of South Florida, Jim France had a somewhat similar vision in his hometown of Daytona Beach. He had overseen the purchase of Daytona Beach’s old armory on Ballough Road, and had a desire to expand his family’s small, private marina behind it. He also wanted an office building, separate from the main NASCAR/ISC complex.

“The process was bogging down with the marina, so we put that on hold to get the office started,” he says.

The site of that office is rather obvious in retrospect, but at the time, not so much. With appropriate nudging from a longtime business associate, Bob Johnson, France decided that 825 Ballough Road was indeed the perfect location.

“I remember, one of the first meetings I ever had with Bill France Sr. was on his boat,” says Johnson, who has known Jim France since the late-’60s.

“Boating and marinas have always seemed to be a common ground for me and the France family,” says Johnson, who runs his own accounting firm, Johnson Eubank and Co., which, naturally, is headquartered at 825 Ballough Road in the Coquina Office Park.

A couple of years ago, Johnson became aware of the possible availability of Sunset Harbor. Jim France’s marina dream was back in play, and upon closing on the purchase 15 months ago, oars went in the water. The 61 marina slips would be open to boaters traveling the East Coast, looking for any length of stay.

The new name — Coquina Marina — was a natural. Compared to most marinas, and surely due to its former life as a private yacht club, it’s rather plush, with a spotless pool deck, exercise facility and nearby tennis courts.

Future plans include new floating docks and expanded capacity to 160 slips, including slips big enough for major yachts. They also hope to eventually incorporate the main building’s restaurant and bar, which currently falls under the lease agreement with Crystal Ballroom.

All great, France and Johnson felt, except … who’ll run it?

Renewed associations

Early last year, Braig left his Delray Beach marina and went home to Ohio, where both his 90-year-old mother and sister, who cares for their mother, had taken ill.

“I went up there for three or four months, got them on their feet again, and came back to not having a job,” he says. “But I understood that; they couldn’t go three or four months without someone running the marina.”

More down time for Braig, who decided to spend some of it in familiar surroundings. He boated north to Daytona Beach and settled in at the Chart House marina. While he was here last October, Betty Jane France, widow of Bill Jr. and a steady presence in Braig’s former Speedway role, died. At the funeral, Braig bumped into Jim France.

Braig happened to be searching for another marina job, and France happened to now have a marina. Within a couple of months, Braig was back in Daytona.

Nowadays, the guy who once presided over a staff of 350 at the Speedway (5,000 on race day) oversees a staff of one (a dock master) and a wide variety of boats tied to the marina’s docks. Never, ever, did he imagine working in this area again.

“Even more shocked that I’m working for the France family,” says Braig, who figured his Speedway dismissal officially and permanently cut all ties. “You just didn’t know — was there something else I did wrong? Did I embarrass the family? I just really lost touch with them.

“Except Jim,” he says. “I’d go to every boat show. Sometimes I’d see Jim. I kept in touch with him more than the others. I don’t think I would’ve ever come back up here without him and the France family owning this.”

Business associations have come and gone over Jim France’s years in racing, so he wasn’t necessarily shocked. He was relieved, however.

“I lucked out with Robin Braig,” he says. “He’s been in the marina business. It lined up where it was a good opportunity for both of us — for me, to find somebody who knew what the hell they were doing in the marina business.”

New possibilities

Overall, the real-estate efforts along the Halifax, from immediately north of the Caribbean Jacks restaurant and marina, to the south span of the Seabreeze Bridge, perfectly fits the Jim France image. There’s a definite air of practicality, with professional office space, an old armory that serves multiple uses (offices, storage, etc.), but also there’s now a fun side, with the marina.

It’s seems such a natural and gradual maneuver for a man who prefers to be just off the main stage, yet available for the offering of advice or wielding of influence. But also for a guy who prefers denim and cotton, the seat of his motorcycle for a cross-country adventure, or occasionally a solo golf outing where he zips around 18 holes in less than two hours as curtains close on a late summer afternoon (also pure Jim France: No country club; he does this at the old Daytona Beach municipal course).

“This isn’t the huge project One Daytona is,” he says of the new marina effort. “But Daytona is where I was born. Lived here all my life. It’s our family’s hometown. Our kids grew up here. It would be nice … we’ve got a great waterfront, but as a town we don’t have a lot of activity on the water in the city of Daytona like a lot of other places when you go up and down the coast.

“It’s just a nice area here. I had a vision of expanding the marina here, and it kinda got put on hold with the economy. It seems to be trying to come back. I think this whole area has some real possibilities, and if I can be of some help, I will.”

PHOTOGRAPHY AND BUSINESS

I've always been a  storyteller.

laura yang daytona beach photographer

But I never set out to be a photographer. I was (and still am!) going to be a writer. And then as I worked toward that writing goal, someone put a camera in my hand and asked me to try telling stories with something besides words. So with an English nerd's love for character and tone, a romantic's love for poignant beauty, and a realist's love for imperfection, I dove in.

I've always been  a story-teller.

Daytona Beach Photographer Laura Yang (1 of 1)

That was back in 2010.

Since that time, photography has changed much of my life. It's brought me some of my dearest friends. It's reshaped the way my husband Danny and I view serving others. It has even literally taken me around the world. One thing that hasn't changed: my soul-stirring desire to tell stories that feel so real you're sure you knew them before you heard them. Or saw them. It's my privilege to tell those stories for my clients, and for the generations of their families still to come.

Kelly + Jeff – A Sunset Harbor Yacht Club Wedding | Daytona Beach Wedding Photographer

Thursday, november 21st, 2013.

Their day dawned dark and drizzly, and by the time we were headed to Sunset Harbor for the ceremony, the sky was delivering on its threat of rain. But Kelly calmly declared that she didn’t care. She couldn’t control the rain, she said, so she refused to worry about it, because no matter what the sky hurled her way, by the time the evening arrived, she and Jeff were going to be married and everything would be wonderful. Rain or no rain.

Kelly and Jeff, we were so honored and so thrilled to be there for your wedding day, and we couldn’t be happier for the two of you as you begin your marriage! We can’t wait to see what the future brings you.
